Cost estimates use 2026 state-level $/ton averages plus install adjustments. Real installer quotes will vary with home insulation, ductwork condition, brand chosen, and any electrical or structural work bundled in.
Data sources and assumptions
State $/ton: 2024 to 2026 residential HVAC contractor pricing surveys plus NEEP cold-climate marketplace data. Mini split per-ton pricing modeled at 0.70x state base for single-zone, scaling to 1.05x at 5+ zones (single-zone is cheaper per ton, multi-zone trends toward central HP cost). Last reviewed 2026-05-10. Range bands ±15% to ±18% from mid.
Sizing rule: Total system BTU = zones × BTU per zone. Typical room sizing: bedrooms 6K to 9K BTU, living areas 12K to 18K BTU, great rooms 18K to 24K BTU. Manual J calculation by your installer is more accurate.
Mini split operating cost: Calculated from current fuel cost using state-aware efficiency ratios. Modern cold-climate mini splits achieve COP 3.0+ even at 5°F; standard models drop to COP 2.0 to 2.5 below freezing. Adjusted for high vs low electricity-rate states.
Federal credit: IRC Section 25C Energy Efficient Home Improvement Credit, 30% of installed cost up to $2,000 per year for ENERGY STAR-qualifying heat pumps. Active through 2032, separate from the Section 25D solar credit which ended Dec 31 2025.
State and utility incentives: Per-program data sourced from DSIRE, Mass Save, NYSERDA, Efficiency Maine, NJ Clean Energy, and individual state energy office pages (linked in the panel). Last reviewed 2026-05-10.
What this estimate does not include: removing existing window AC units ($100 to $300 each), patching exterior penetrations from prior HVAC ($150 to $500), running condensate to a drain or pump ($300 to $800 if no gravity drain), wall-mount disguise covers in finished living spaces ($150 to $350 per head), removal of old fuel-fired boiler or oil tank ($500 to $2,500).
